









3 Season Room for Entertaining
Client Goals
- Replace the deteriorating deck
- Move their hot tub from the outdoor deck to the indoors
- Increase the home’s entertaining space
- Maximize the lake view

Design Highlights
- Heated Floors – The stamped concrete floors in the three season room are heated, helping to warm the space during cold weather.
- New Hot Tub Location – The old hot tub was on the deck and the homeowners wanted to move it inside to protect it from the weather and bugs. This opened up space on their deck for more seating and viewing the lake.
- Double the Entertaining Space – The deck is right off the kitchen allowing the homeowners more entertaining space. The three season room has seating for people to gather.
- Durable Exterior Materials – The entire home’s exterior was updated with a new paint color and trim color to match the new black windows on the three season room. The Azek deck is a mid-tone grey so it isn’t too hot in the summer. There is a stone accent on the addition and french doors that open out to the back yard.
Design Challenges & Creative Solutions
- Design Limitations – Because the home is on a lake, we were not allowed to build any closer to the lake which limited the size of the addition and deck.
- Deck Height & Stair Location Issue Fixed – The old deck had a large step from the home, which was a tripping hazard. The new deck was raised higher to sit flush with the entry to the kitchen. We also changed the stair location to allow for better use of space for seating and entertaining.
- Water Issues – Building an addition under a deck created some challenges in waterproofing the 3 season room.
